Proposed Gas Station on Gaffey Street May Arrive Next Spring

A proposed gas station slated for the development near the gateway entrance on Gaffey Street is cruising its way to approval and could arrive as early as spring of next year.
The property owners of the vacant lot at 311 N. Gaffey Street, MNM Pak Investments, LLC, are now waiting for a building permit before development of the proposed gas station can begin, said Gordon Teuber, a consultant for MNM. The owners are hoping to break ground on construction before December to avoid any weather-related delays, he added.
The proposed gas station would be one of only a handful of gas stations on the Northern side of Gaffey Street and a welcome addition to the area, said Sue Castillo, Land Use and Public Works Committee Chair of the Central San Pedro Neighborhood Council. The gas station is expected to be either a Shell or Mobil station, she said.
The approximate 15,000-square foot lot where the gas station would be built has remained vacant for several years and at one point the lot was a gas station, said Teuber.
The Central San Pedro Neighborhood Council has requested that the owners incorporate signs on stone works and include minor aesthetic enhancements to mirror the Welcome Park so that the gas station’s appearance fits in with the designated area, said Castillo.
“We’ve met with them three times and we’re pretty happy with their response to our earlier requests,” she said.
There is currently no specified timeframe when the owners will next meet with the neighborhood council, said Castillo.
